Project Capabilities: Commercial Plumbing & Mechanical Works
PipeSaxis Mechanical is a commercial plumbing and mechanical contractor working across England for developers, main contractors, property managers and commercial clients. The capability case studies on this page set out the categories of work we are structured to deliver — from development plumbing packages and plant room pipework to planned and reactive maintenance — and how each one is run: supervisor-led teams, RAMS and toolbox talks, QA-controlled installation, pressure testing, photo evidence and document-supported handover packs.
We have chosen to publish capabilities rather than invent a project history. Real project photography will be added as new works are completed. In the meantime, certification and insurance details are available on request, and we offer nationwide subcontracting for planned commercial and development works.

New-Build Apartment Blocks
Scope: First and second fix pipework, bathroom installation, HIUs, boosted cold water, riser work, plant room support
Our delivery model is built around development plumbing packages: supervisor-led teams working to the main contractor's programme, with RAMS and toolbox talks before mobilisation. First and second fix are QA-controlled stage by stage, supported by pressure testing, photo evidence, snagging routines and a document-supported handover pack for each plot and riser.
Commercial Maintenance
Scope: Planned and reactive works, water systems, sanitary repairs, leak investigation, compliance support
We are set up for planned and reactive works across occupied commercial buildings: offices, retail, education and managed portfolios. Engineers attend with method statements agreed in advance, work is logged with photo evidence, and recurring visits can be organised around a planned maintenance schedule with clear reporting back to the property manager.
Plant Rooms
Scope: Plant room pipework, pumps, pressurisation units, valves, insulation, commissioning support
Plant room works are delivered as technical pipework packages: supervisor-led, sequenced against the wider M&E programme and QA-controlled at every stage. We are structured to support installation, alteration and refurbishment, with pressure testing, labelling, photographic records and commissioning support documented for handover to the principal contractor or building operator.
Bathrooms & Sanitary Ware
Scope: Sanitary ware installation, commercial washrooms, accessible WCs, hot and cold services, sealing and snagging
We are set up to deliver multi-unit bathroom and washroom installations to a consistent, repeatable standard — fixing schedules followed plot by plot, second fix QA-checked, silicone and sealing inspected before sign-off. Snagging is tracked through to closure, with photo evidence compiled into the handover pack for each completed area.
Drainage
Scope: Above-ground drainage, soil and waste stacks, gullies, blockage response, CCTV survey coordination
Our drainage capability covers above-ground installation on new developments and reactive clearance on managed sites. Teams work to RAMS and COSHH assessments, with confined or occupied areas risk-assessed before attendance. Where investigation is needed we coordinate CCTV surveys, then document findings, recommendations and completed remedials in a clear written report.
Heating & Boilers
Scope: Commercial heating pipework, boiler installation, HIUs, flushing and dosing, controls coordination
We are structured to deliver heating pipework, boiler and HIU installations within commercial and development settings, coordinated with controls and electrical trades. Gas Safe registered where gas works are undertaken. Systems are flushed, dosed, pressure tested and commissioned against a documented checklist, with certificates and records compiled into the handover pack.
Emergency Works
Scope: Burst pipes, leaks, drainage failures, make-safe works, reactive call-outs for commercial sites
For commercial clients and property managers we are set up to make sites safe, contain the immediate fault and then quote permanent remedials with supporting photos. Emergency response subject to location and availability. Every attendance is documented — cause, action taken and recommendations — so building owners hold a clear record for insurers and asset registers.
