PipeSaxis Mechanical delivers development plumbing packages for new-build housing estates, apartment blocks and mixed-use residential schemes across England. We work as a subcontractor to developers and main contractors, installing first and second fix pipework, risers, bathrooms, HIU systems, boosted cold water and plant rooms. Every package is supervisor-led, QA-controlled and document-supported, from RAMS approval through pressure testing to a complete handover pack.

New-build programmes succeed on coordination, and that is how our site teams are organised. We attend pre-start and progress meetings, sequence our works around other trades, report progress against your programme and flag design or builders-work issues early. Toolbox talks, COSHH assessments and signed RAMS sit behind every visit, and photo evidence is logged plot by plot so your QA trail keeps pace with the build. Hot, cold and heating pipework installed plot by plot, sequenced with other trades and inspected before boarding so nothing is buried untested.

Risers and laterals

Vertical risers and lateral distribution across apartment blocks, set out to coordinated drawings with fire-stopping interfaces and valve positions agreed before installation begins.

Bathroom installation

Complete bathroom and en-suite fit-out, from carcassing to sanitaryware, delivered to a repeatable plot standard with snagging closed out before plot handover.

Plant rooms

Plant room pipework, pumps, vessels and manifolds installed to drawing, labelled, insulated and prepared for commissioning and O&M documentation at completion.

HIU installation

Heat interface units installed and flushed across apartment schemes, with consistent connection details, commissioning records and per-plot photo evidence for the handover pack.

Boosted cold water

Booster sets, break tanks and pressurised distribution for multi-storey blocks, sized for storey heights and demand so top-floor plots perform correctly.

Testing and commissioning

Pressure testing, flushing, chlorination and balancing carried out to an agreed inspection and test plan, with witnessed tests recorded and certificates issued.

How the package is delivered

  1. Stage 01

    Scope and pricing

    We review drawings, specifications and your programme, then return a priced package with attendances, exclusions and labour assumptions clearly stated, so procurement can compare like for like.

  2. Stage 02

    RAMS and mobilisation

    Site-specific RAMS and COSHH assessments are submitted for approval, supervisors appointed, operatives inducted and materials called off against the build sequence before we start on site.

  3. Stage 03

    Phased installation

    Supervisor-led teams deliver first fix, risers, second fix and bathroom fit-out plot by plot, coordinated with other trades and inspected at each QA hold point.

  4. Stage 04

    Testing and evidence

    Pipework is pressure tested and systems flushed and commissioned to the inspection and test plan, with witnessed tests, certificates and photo evidence recorded as the build progresses.

  5. Stage 05

    Handover and snagging

    We close out snagging per plot and phase, then issue handover packs with test records, commissioning sheets and O&M information ready for building control and your client.

Yes. We are set up as a subcontractor: we price from your drawings and specification, submit site-specific RAMS for approval, attend pre-start and progress meetings, and report against your programme. Our supervisors manage day-to-day coordination with your site team, and our paperwork — test records, photo evidence and handover documentation — is structured to feed your QA system. Yes. We install heat interface units across apartment schemes to a consistent connection detail, then flush and commission each unit with records retained per plot. For boosted cold water, we install booster sets, break tanks and pressurised distribution sized for the block, and test the system through to the highest outlets. Both packages are delivered with photo evidence and commissioning sheets for the handover pack.

We plan labour against your build sequence rather than a fixed gang size, scaling teams up for first fix peaks and back for fit-out. Supervisors attend progress meetings, track plots through each QA stage and flag builders-work or design issues early, before they cost time. Materials are called off ahead of need so deliveries match the programme, not the other way round.

Each plot and phase is handed over with pressure test records, flushing and chlorination certificates, commissioning sheets for HIUs, pumps and booster sets, and photo evidence of concealed pipework taken before boarding. We compile these into handover packs alongside O&M information, so building control sign-off and your client handover are document-supported rather than dependent on chasing paperwork after completion.

We provide nationwide subcontracting for planned commercial and development works across England, mobilising site teams to suit each scheme's location and duration. Where gas works are undertaken, such as boiler installations or plant room gas pipework, we are Gas Safe registered for that scope.
