Plant rooms, pump systems and boosted cold water for commercial buildings
PipeSaxis Mechanical installs plant rooms and pump systems for commercial buildings across England, working for developers, main contractors and property managers. We deliver boosted cold water sets, circulation and pressurisation pumps, valve assemblies and the connecting pipework as a complete technical package: installed to drawing, pressure tested, labelled and supported through commissioning and handover. Every installation is supervisor-led and QA-controlled from first fix to final documentation.
Plant rooms concentrate risk: tight spaces, heavy plant, multiple services and a fixed programme around them. Our teams plan the installation around access, lifting and sequencing before work starts, then deliver under RAMS with toolbox talks, photo evidence and pressure test records as standard. Whether the plant room serves a multi-storey residential block or a commercial estate, the result is a system that is serviceable, labelled and ready for the maintenance team.

What this package covers
01
Plant Room Installation
Full plant room fit-out to construction drawings: plant positioning, pipework runs, supports and brackets, coordinated with other trades and delivered to programme.
02
Boosted Cold Water
Booster set installation, break tanks and distribution pipework sized for the building, with commissioning support to prove flow and pressure at every level.
03
Pump Installation
Circulation, pressurisation and booster pumps installed, aligned and connected, with isolation arranged so individual pumps can be serviced without shutting the system down.
04
Valves & Controls
Isolation, check, balancing and pressure-reducing valves installed in logical, accessible positions, so the system can be regulated, drained and maintained section by section.
05
Commercial Water Systems
Cold water storage, distribution mains and risers for commercial buildings, installed as QA-controlled technical pipework packages with pressure testing throughout.
06
Service Access & Labelling
Plant arranged for realistic maintenance access, with valve charts, flow direction arrows and durable identification labelling applied before handover.
07
Testing & Commissioning
Pressure testing of completed pipework with witnessed records, plus attendance and support during commissioning, balancing and performance proving with the wider project team.
08
Plant Replacement Works
Replacement of ageing pumps, booster sets and valve assemblies in live buildings, planned around occupancy with controlled shutdowns and documented reinstatement.

How the package is delivered
Stage 01
Scope & Drawings
Send your drawings, specification or schedule of works. We review the plant room layout, raise technical queries early and return a clear, itemised quotation.
Stage 02
RAMS & Programme
Before mobilisation we issue RAMS and COSHH assessments, agree the programme and sequencing with your site team, and confirm access, lifting and storage arrangements.
Stage 03
Supervised Installation
Supervisor-led teams install plant, pumps, valves and pipework to drawing, with toolbox talks, progress reporting and photo evidence recorded throughout the works.
Stage 04
Testing & Proving
Completed pipework is pressure tested and recorded, pumps and booster sets are run and checked, and we attend commissioning to support balancing and performance proving.
Stage 05
Handover & Snagging
We close out snagging promptly and issue a handover pack with test records, photo evidence, valve charts and operating information for the maintenance team.
SVC-04 / FAQ
Direct answers for commercial buyers
Both. We deliver complete plant room installations — booster sets, pumps, valves, tanks and connecting pipework installed to construction drawings — and we also undertake standalone pump or valve replacement in existing plant rooms. Either way the work is supervisor-led, pressure tested and documented, with labelling and service access arranged so the finished system is straightforward to maintain.
Yes. We operate as a nationwide subcontracting team for planned commercial and development works, taking plant room and pump system packages from main contractors and developers. We issue RAMS before mobilisation, attend site meetings, report progress against programme and provide the QA documentation your project team needs — photo evidence, pressure test records and handover packs. Certification and insurance details available on request.
We pressure test and flush completed pipework, run and check pumps and booster sets, and attend commissioning alongside the specialist or manufacturer's engineer. That typically covers balancing, setting pressure-reducing and control valves, proving flow and pressure at outlets, and recording results. We then include the test records and commissioning notes in the handover pack so the building's maintenance team has a complete reference.
Yes, with planning. Replacement works in live buildings are sequenced around occupancy: we agree shutdown windows in advance, keep isolation periods short, and reinstate supply in a controlled, documented way. Where boosted cold water serves the whole building we plan temporary arrangements with the property manager before work starts. Emergency response subject to location and availability.
A structured handover pack: witnessed pressure test records, photo evidence taken during installation, valve charts and labelling schedules, commissioning support records and relevant operating information. Snagging is tracked to documented close-out before the pack is issued. Where gas-fired plant is involved, we are Gas Safe registered where gas works are undertaken, and the corresponding records are included.
