Planned and emergency drainage for commercial property and developments

PipeSaxis Mechanical provides planned and reactive drainage works for commercial property, developments and managed portfolios across England. Our drainage teams clear blockages, repair damaged runs, survey below-ground systems and deliver preventative maintenance programmes, all supervisor-led, document-supported and carried out under current RAMS. Whether you need a single reactive attendance or a scheduled drainage package across multiple sites, works are scoped, priced and reported with the same engineering discipline.

We work as a drainage subcontractor to main contractors and developers, and as a direct contractor to property managers and commercial clients. Attendance is planned around your programme, operatives arrive inducted and badged, and every visit closes with photo evidence and a clear report. Defects found during clearance or surveys are priced separately, so you always know the condition of the asset before committing to repairs.

What this package covers

01

Blockage Clearance

High-pressure jetting and mechanical clearance of blocked drains, stacks and gullies, with the cause identified and reported rather than simply cleared and left.

Drain Repairs

Excavated and no-dig repairs to cracked, displaced or collapsed runs, including patch lining and section replacement, reinstated and photographed for your records.

CCTV Drain Surveys

Recorded condition surveys of below-ground drainage with defect coding and a written report, used to scope repairs or support pre-acquisition and handover checks.

04

Planned Maintenance Programmes

Scheduled jetting, gully cleaning and interceptor servicing across managed portfolios, programmed to reduce reactive call-outs and evidenced with visit reports.

SVC-07 / FAQ

Direct answers for commercial buyers

Yes. Site-specific RAMS and COSHH assessments are issued before every attendance, whether that is a single reactive visit or a phased subcontract package. Operatives are inducted, toolbox talks are recorded, and our supervisors hold the relevant CSCS and confined-space competencies where required. Certification and insurance details available on request, and we will complete PQQs and supplier onboarding as part of procurement.

Yes. We deliver above-ground and below-ground drainage as a defined subcontract package for developers and main contractors, including soil and waste stacks, connections and testing. Works are programmed around other trades, progress is reported against your build sequence, and the package closes with air test records, as-installed information and snagging close-out. Nationwide subcontracting for planned commercial and development works.

We clear the blockage, then identify the cause rather than leaving it to recur. A CCTV survey records the condition of the run, defects are coded and reported, and we price any repair separately so you can make an informed decision. Where the cause is usage-related, such as fat, wipes or scale, we recommend a planned jetting and maintenance programme sized to the building.

Yes. We attend flooding, sewage escapes and failed drainage at commercial premises and managed residential blocks, prioritising containment, safe clearance and reinstatement. Attendance is supervisor-led, the works are photographed, and you receive a report covering the cause, the action taken and any recommended follow-up repairs. Emergency response subject to location and availability.

Every completed works package includes photo evidence, test records where applicable, such as air tests on new soil and waste systems and CCTV verification on repairs, and a written summary of the works. For development packages we issue a handover pack with as-installed drawings and O&M information; for repairs and maintenance you receive a visit report suitable for client files and insurance records.
